Q Is the inspector experienced?
A A full-time inspector who performs 200 or more inspections per year and has many years experience is most desirable.

Q Does the inspector seem knowledgeable?
A An inspector must have full working knowledge of every system in a home. Most inspectors had formal training to become inspectors. Additionally they had to cross-train in all the other relevant trades and complete continuing educational requirements to maintain their licenses. A good rule of thumb is to look for 10 years of combined formal training and on-the-job experience in related fields.

Q Who referred you to the inspector?
A The best referral is from someone you personally know and trust who was satisfied with the inspector’s performance. You can always ask for references from past clients from the inspector directly.

Q Which inspector will the inspection company send?
A When dealing with an inspection company the reputations of both the company and the inspector who is assigned to your home are both equally important. Experienced inspectors will be assigned to insure a thorough review of your current or future investment.

Q Is the inspector covered by errors and omissions insurance and general liability insurance?
A In the state of Texas it is mandatory to maintain the errors and omissions insurance along with general liability insurance. It is to your advantage that your inspector has this coverage. Do not be afraid to ask for a copy of the policies.

Q How long does the inspection take?
A Ask how long the inspection will take and how many other inspections will be performed on the same day as yours. If the inspection takes less than 2 hours find another inspector. Performing a thorough inspection is time-consuming and also depends on the size of the property. The average home inspection runs from 3-4 hours for homes ranging from 2500 – 3500 square feet.

Q What type of report do you get and when do you get it?
A An inspection should include a signed report that describes what was inspected and the condition of each inspected item, the report should also include pictures of any issues noted in the report as in need of repair.
